Is the file marked as Available Offline before you try to move it out of the Dropbox folder? If it's an Online-only file, you might be copying the place-holder file and not the actual file. Right-click a file (or many files, or a folder) and select Make available offline. Give it time to sync and wait until you see a green check mark on the file(s) before you try to move it out of the local Dropbox folder.
The message about copying or moving without the file's properties can usually be ignore. It just means that there's some extended metadata stored with the file that can't be stored on whatever drive you're copying it to and will be lost. This has nothing to do with the actual data in the file. It only refers to extended metadata.

Dropbox is a folder on your machine like any other. Simply make sure everything is 'available offline' and drag it out of the Dropbox folder if you want - same as you'd do on any other folder etc. Theres nothing else to do.

When we try that it comes up telling me the properties canât be transferred over which renders the file useless , it works on drop box and if I share it on drop box it works , the file does not work when you export it to non drop box source , it does no matter what the file is it wonât work

- Robert Paterson3 years agoExplorer | Level 3What you have suggested is spot on if it works, that is what drop box support have been trying to get to work but have not found a solution.when you export the file it does not work , what I have just been trying is to do an export from the web page and I have found that works , but only 1 file at a time , I will be their till next year at this rate .thanks for the reply. I still donât see why itâs that hard to remove a file or files . In my case itâs all of my files over all of those years

It really isn't difficult at all, which makes me think there's a problem with your computer or your installation, or there's some step not being followed.
As long as you have the Dropbox application installed and it's syncing your files, you have all your files marked as Available Offline, and you've given everything time to sync, it's as simple as moving the files out of the Dropbox folder to another location on your computer.
